To oversee and manage building maintenance, repair, upgrading, and redecoration projects for residential or commercial buildings under MCST.

Responsibilities:

\t1.\tProject Planning & Execution

\t• \tDevelop project scope, timeline, and budget for R&R and A&A (Additions & Alterations) works.

\t• \tLiaise with consultants, contractors, and suppliers.

\t• \tConduct site inspections and supervise works to ensure progress and compliance with specifications.

\t2.\tMCST Coordination

\t• \tAttend council meetings and AGMs/EGMs.

\t• \tPresent project proposals, progress reports, and resolve technical queries from managing agents or council members.

\t• \tEnsure works comply with BCA, SCDF, and relevant statutory guidelines.

\t3.\tTendering & Procurement

\t• \tPrepare and evaluate tender documents and quotations.

\t• \tNegotiate with contractors and vendors for best pricing and quality assurance.

\t• \tEnsure procurement complies with MCST guidelines.

\t4.\tBudget & Cost Control

\t• \tTrack expenditure vs approved budget.

\t• \tProvide cost-saving suggestions without compromising quality.

\t• \tVerify progress claims and variation orders.

\t5.\tQuality & Safety Assurance

\t• \tEnsure all works comply with safety standards and permit-to-work systems.

\t• \tConduct quality checks and arrange rectifications for defects.

\t• \tOversee warranty periods and handover documentation.
