Property Management Manager

• \tOversee the maintenance and repair of buildings, grounds, and equipment.
• \tExperience in BMS, ACMV, Chilled water system, Compressed Air System, Fire Alarm System, Building Electrical System, etc.
• \tLiaise with contractors (in-house and external) to ensure they provide services accordingly to quotation/contracts and agreements.
• \tEnsures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
• \tPrepare and submit monthly report, maintenance budget, equipment life cycle cost, overhaul plan and ensuring cost-effective operations which meet the development of the premises.
• \tCoordinate projects/defects rectification works in a state of good and operational conditions and ensure compliance with all relevant legislation, standards and requirements governing the maintenance and management of buildings.
• \tEnsure that premises meet statutory and regulatory requirements and maintain a proactive approach to storing and recording regulatory documentation (licenses, certifications, inspection and formal reports, accreditations, etc.) in a central repository.
• \tSupervise and monitor staff, consultants, and contractors on all assigned projects to ensure on-time completion and deliverables based on KPIs.
• \tMonitor and manage A&A work, handling and taking over units, etc.
• \tHand-on troubleshooting of any M&E issues as and when required.
• \tSupport site EHS compliance.
• \tTo be member of Company Emergency Response Team (CERT)
• \tLead the day-to-day operations of building and facilities management services, ensuring everything runs efficiently and safely.
• \tPlan and coordinate preventive, routine, and ad-hoc maintenance works for building systems and equipment.
• \tSupervise contractors and ensure maintenance works meet safety, quality, and contract standards.
• \tConduct regular building audits and inspections to ensure compliance with statutory regulations and internal quality programs.
• \tEnsure all new installation works meet building codes and regulatory requirements.
• \tHandle feedback and complaints from tenants and stakeholders, ensuring timely follow-up and resolution.
• \tPrepare monthly reports for management and clients on building operations and maintenance status.
• \tManage building risk and implement safety and emergency protocols, including security measures.
• \tDrive energy-saving and sustainability initiatives to help reduce operating costs.
• \tIdentify and execute opportunities for energy efficiency and sustainability initiatives.
• \tOther ad-hoc duties as and when assigned.
