- Oversee the operations and maintenance of multiple developments across Singapore, ensuring optimal building performance and resident satisfaction.
- Ensure full compliance with Building Maintenance and Strata Management Act (BMSMA), Fire Safety Act, and other relevant Singapore regulations.
- Chair and facilitate AGMs and Council Meetings for MCSTs, including preparation of agenda, notices, minutes, reports, and resolution of issues raised.
- Guide Council Members and stakeholders on governance, policies, and best practices under BMSMA.
- Supervise and coordinate site teams including managing agents, technicians, security, and cleaning staff.
- Conduct regular site inspections and audits; ensure all maintenance, safety, and cleanliness standards are met.
- Develop and manage operating and sinking fund budgets, monitor expenses, and prepare financial reports for MCST and stakeholders.
- Handle tenancy matters (where applicable), including leasing, renewals, and arrears management.
- Plan and manage major repair works, term contracts, and capital improvement projects.
- Maintain strong working relationships with residents, owners, service providers, contractors, and regulatory authorities.
- Prepare monthly management reports and present updates to senior management and Council Members.
Requirements:
- Diploma/Degree in Real Estate, Building/Facilities Management, or a related discipline.
- Minimum 5 years of relevant experience in property or strata management, preferably handling multiple sites.
- Proven experience chairing AGMs and Council Meetings in accordance with BMSMA.
- Familiarity with MCST operations, Singapore's strata laws, and estate governance procedures.
- Strong communication, negotiation, and interpersonal skills.
