Key Tasks:
Skills & Competencies:
- Develop & maintain the annual budgets & KPIs for the facility;
- Develop SOPs, provide analysis reports and maintain accurate documentation of drawing plans, maintenance and preventative programs, and all other building related documents;
- Liaise with local public utility, environmental, governmental and energy agencies as necessary and to ensure that the facility meets compliance standards and government regulations and all relevant licences required are maintained. For e.g. SFA, SCDF, JTC, URA, BCA, etc.
- Responsible for overall repair, preventive maintenance & management of building, utilities, systems and equipment;
- Responsible for overall office, canteen and various ancillaries management & maintenance;
- Oversee and liaise on all tenancy related matters including but not limited to tenancy negotiations, renewals, renovation/ refurbishment/ building relocation works and review drawing submissions to ensure compliance;
- Sourcing, negotiating and managing contracts as well as service providers including but not limited to cleaners, security, pest control, utilities, repair works, etc, to ensure workmanship, cost savings and facility services are provided;
- FSM responsibilities including but limited to partnering with tenants to develop & implement safety guidelines and programs, conducting fire drills, inspection, etc.
- Dealing with emergencies as they arise
- Perform other responsibilities assigned by immediate reporting officer or management.
Skills & Competencies:
- Degree in Facility Management or other related discipline
- Good technical knowledge of building maintenance systems & equipment (HVAC, Electrical & Plumbing) and/or ammonia refrigeration system preferred
- Good knowledge of government regulations and compliance standards required
- Minimum 3-5years relevant facility management experience with preference for industrial background
- Ability to lead and work together with the team of maintenance staff in a 24/7 operations
- Strong ability to analyse situations and develop solutions to problems
- Strong procurement and negotiation skills
- Good interpersonal skills
- Competency with Microsoft Office Suite, specifically Word and Excel
