- Supervise site surveys and feasibility assessments for new projects, including liaising with landlords, coordinating with consultants, developing preliminary budgets, and preparing clear initial layout proposals for all stakeholders.
- Collaborate with external design teams to develop and finalize the design drawing pack for submission to the landlord's store fit-out team. Introduce store concept, engage in discussions with the landlord's M&E team and the local consultant, and secure necessary authorizations
- Organize the tendering process, including the preparation of the Schedule of Rates (SOR), selection of general contractors and millworkers, and reporting the tender results to the General Manager and APAC Architectural Director.
- Monitor and control project costs to ensure they remain within budget. Budget files for each project must be submitted to HQ for review.
- Develop project schedules, track progress, and provide regular updates to the APAC Architectural Director. Proactively identify and implement solutions to mitigate risks that may impact the project timeline.
- Work closely with internal departments, including Visual Merchandising, Merchandising, IT, Marketing and the General Manager, as well as external suppliers, to coordinate site works, manage costs, and oversee project schedules and quality control.
- Plan and develop the annual CAPEX budget for store projects and maintenance, ensuring alignment with business objectives and financial constraints. Forecast costs for new store openings, refurbishments, and equipment upgrades, taking into account market conditions and vendor pricing trends
- Ensure store maintenance is upheld by coordinating with suppliers and the retail team to promptly address necessary repairs and maintain optimal store conditions.
