Our client, a renowned Real Estate Developer firm, has an opportunity for a Winner to join the Team as a Property Manager (Industrial)

RESPONSIBILITIES:

• Responsible for the management and maintenance of the assigned properties under the Company's portfolio;
• Strategic planning and execution of property management best practices across the Company's portfolio;
• Provide leadership and guidance to the operation team, including external service providers, to address all issues and challenges promptly;
• Ensure all lease properties are in good leasable condition and in compliance with all statutory regulations and code of practice;
• Assist in developing and improving Standard Operating Procedures, Facilities Management Policies for alignment across the Company's portfolio;
• Oversee service providers' Key Performance Indicators and ensure fulfilment of contract requirements;
• Ensure all property management reports are being prepared, reviewed and submitted / presented to the management by the stipulated deadline;
• Responsible for proposing and executing all identified and approved asset enhancement initiatives (AEIs) and improvement works in accordance to the approved budget and planned timeline;
• Oversee the procurement procedure of service contracts, goods and services. Work with external service providers to ensure all works and contracts are being awarded with proper approval and finalized agreement. Ensure all term contracts shall be awarded prior to expiry in accordance to the management's stipulated timeline;
• Manage the budgeting process. Prepare and review property management (operating and capital) budgets based on best operating knowledge and trends. Control and monitor operating and capital
  expenses without compromising efficiency and quality. Prepare and analyse cost and variances for monthly management reporting;

REQUIREMENTS:

• Bachelor's degree in Building, Real Estate Management, Facilities, Engineering, or a related field.
• 8-10 years of experience managing a portfolio of properties, including Business Parks, Industrial, and Commercial buildings.
• Strong technical knowledge of building maintenance systems and equipment.
• Certified Fire Safety Manager (FSM) or Green Mark Facility Manager.

• Location: East
• Working hours: 5 Days
• Salary: up to S$7,000 and Bonus (Salary will commensurate according to experience & qualifications)
