ABOUT THE ROLE - PRINCIPAL RESPONSIBILITIES
The successful candidate will join the investment team to manage its portfolio of UK Purpose Built Student Accommodation, US Multifamily, and Japan Multifamily assets. As INVESTMENT ASSOCIATE of Investment & Asset Management, the candidate will support the Head of Investments to evaluate, identify, and implement thematic or strategic investment opportunities or projects. The role iterates with key stakeholders across the firm and externally, to shape a succinct and articulate QIP view that the Head of Investments can leverage when communicating internally and externally.
This is a hands-on and demanding role requiring the individual to work closely to asset manage real estate projects at varying stages of the entire life cycle (pre-planning schemes, development projects, asset / operational enhancement projects & stabilised portfolio) in a strategic and consultative manner. An individual with strong communication skills and a composed temperament is required to be successful in this role.

Responsibilities
- Work closely with internal and external stakeholders: brokers, property & development managers, portfolio analysts, international booking agents, joint venture partners, property appraisals, and operations/accounting teams to support the asset management operations and drive portfolio occupancies and NOI targets
- Build and maintain strong relationships with brokers/development partners/operators/local asset managers to understand the local view of the opportunity set related to current deals and strategies going forward
- Carry out ongoing real estate research and prepare quarterly investor reports/ presentations
- Provide on-going and quarterly portfolio reporting outlining investment performance by property and at the fund level - combining real estate performance and financial performance indicators
- Provide timely support and communication to investor queries as part of investor relations process
- Work closely with property managers to collate and review property invoices and financial statements for internal approval
- Work closely with internal and external stakeholders to ensure adherence to lending requirement e.g. maintaining debt yield and other covenants and submission of lender compliance statements
- Coordinate virtual datarooms and support the transaction due diligence and closing processes during acquisition and exit
- Participate in the property budget and strategic plan process
- Capital budgeting forecast for development projects or projects undergoing enhancement
- Coordinate property appraisal process and review appraisals for accuracy.
- Analyse and underwrite investment decisions for leasing, financing, buy/sell scenarios including preparation of cash flow models (LBOs, DCFs), sensitivity tables, property valuations, research and joint venture structuring
- Prepare Investment Committee memorandums and related support through risk analysis and in-depth understanding of investment factors
- Drive the development of asset management ideas and/or products - from idea generation through conceptual design (data collection analysis, modeling), and final recommendations.
- Support the Head of Investments in evaluating deals coming through the deal pipeline, and in transaction due diligence and closing processes
- Generate investment theses to deploy throughout markets and asset classes that QIP covers
- Anticipate trends; constantly gather outside-in views and pressure-test internal thinking; ensure that best ideas are put forth in actionable / translatable ways for our investors and community of clients/tenants/partners.
- Coordinating other ad-hoc requests by other teams, investors, and partners and assist with various ad-hoc initiatives and projects taking place across the broader business.
Requirements
- Bachelor's degree, ideally in Finance, Economics, Real Estate, Business or something equivalent, similar or relevant
- Ideally three or more years of related experience overall
- Understanding of basic finance concepts such as NOI, cash flow returns, internal rate of return, present value/discounted cash flow
- Understanding of cash flow models - LBOs & DCFs, and adept at excel
- Strong quantitative skills and demonstrated analytical ability
- Computer proficiency with a strong working knowledge of Microsoft Office
- Strong interpersonal/communication skills
- Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously
- Team-oriented, with a high degree of integrity and professionalism
