The Senior Quantity Surveyor (Senior QS) assists the project team and collaborates with Project Managers, Business Development, and the Director in managing tenders, procurement, and contract administration. This role involves preparing cost breakdowns, handling risk assessments, managing subcontractor payments, tracking variation costs, and ensuring compliance with construction contracts and regulations. Additionally, the Senior QS supports progress claims, cost comparisons, and vendor coordination while optimizing project financials and contributing to business development efforts.

Key Responsibilities:

• Prepare price breakdowns, Bills of Quantities, Schedules of Rates, and tender documents, ensuring compliance with industry standards.
• Manage the procurement process, including requesting quotations, evaluating supplier pricing, and compiling documents for tender submission.
• Conduct risk assessments and prepare cashflow projections to support financial planning and decision-making.
• Oversee contract administration by preparing costing sheets, requisition forms, and approval documents for suppliers and subcontractors (CAPEX & OPEX).
• Track variation costs, process payment responses, and ensure timely submission of monthly progress claims to clients and main contractors.
• Analyze cost comparisons, prepare variation orders, and manage claims, final account settlements, and subcontractor payments.
• Ensure adherence to contractual obligations, SOPA regulations, and construction law in Singapore.
• Interpret and apply technical knowledge of building and construction technologies for MEP and fit-out works, including reading and analyzing drawings.
• Leverage proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) for reporting and documentation.
• Demonstrate strong communication and negotiation skills to build effective relationships with internal teams and external vendors.
• Identify and resolve project-related challenges, ensuring efficiency in a fast-paced environment.
