The Office of Commercial and Auxiliary Services (OCAS) oversees the management of estate leases and commercial services (such as leasing of spaces for F&B, amenities & lifestyle services), and auxiliary services (such as car parks, shuttle bus services).

The Senior Asst Manager/Manager, Leasing is responsible for the marketing and leasing of offices, F&B and retail outlets, Childcare Centre, Medical Centre, among others on the NTU main campus. In addition, this role is involved in preparation of lease agreements, licence, and service agreements and finding the right tenants for units available for lease. He/she will engage actively with other Offices in NTU as well as the student bodies in meeting the needs of the NTU community.

Key responsibilities
  • Develop and implement leasing strategy in identifying suitable potential tenants, leading the leasing team in reaching out to them to understand their space requirements and marketing suitable units to them.
  • Supervise the depository for leases for accuracy and perform lease management and administration, including new and existing leases for lease renewal on a timely basis.
  • Contribute strategically in trade-mix planning for NTU campus and conduct site visits for interested tenants.
  • Supervise the leasing team on the relevant leasing and payment processes for onboarding new and existing tenants and ensuring that the tenants fulfil the agreed lease terms and conditions.
  • Provide guidance and supervise the coordination between the leasing team and the operations team as well as with other internal stakeholders (such as the Marcom and Facilities colleagues) to achieve positive outcomes as part of lease management.
  • Conduct market research/studies based on identified leasing initiatives.
  • Promote good relationship with tenants by regularly meeting them and visiting leased premises, to ensure that they adhere to lease terms and conditions.


Requirements
  • Degree in Real Estate Business, Building or related fields. Diploma holders with extensive relevant experience may be considered.
  • At least 7-8 years of experience in leasing and preparing lease agreements for commercial leases and F&B function, preferably in a diverse F&B, hospitality and event environment, with direct involvement in marketing, deals structuring during lease negotiations. Experience in supervisory capacity would be advantageous.
  • Familiar with planning of retail layout, strategising trade mix planning in a commercial environment, coupled with the ability to articulate shop front and shop layout planning.
  • Meticulousness in preparing agreements and with an eye for details.
  • Creative and enjoy strategising rental structures and reviewing key numbers on standard sheets.
  • Able to lead tenancy related processes and lease / license agreements (involving legal terms).
  • Approachable, enjoy conversations in lease negotiations, with good communication skills, both verbal and written.
  • A team leader with critical thinking skills to be able to find suitable solutions or recommend appropriate course of actions for resolution of issues.
  • A deep understanding and appreciation of customers' needs and experience in a university setting.
  • Comfortable with moving around the campus to understand issues and challenges faced by tenants and stakeholders on the ground.
  • Proficient in Microsoft Office Applications particularly Excel, Words and PowerPoint.


This position would be based at NTU's main campus. Appointment may vary and commensurate with candidate's prior work experience.
